Emergency Plumbing The Gap
When water is pouring, a loo is overflowing or you can smell gas, this is the page for right-now help:
Tree roots and slope drainage cause real headaches around The Gap, where homes from the 1940s onwards still run ageing hot water systems. We clear blocked drains, fix burst pipes and handle gas fitting across The Gap, Keperra and Enoggera.
If we're late, $100 comes off your bill
Give us a ring on (07) 3523 6428 and explain the problem. We're available 24/7, every The Gap job has zero call-out fees and flat-rate pricing, and we work under QBCC No: 15024607, with same-day when we can.

Four arms of work cover almost everything a house in this suburb needs. Pick your job below and you will land on the right page.

When water is pouring, a loo is overflowing or you can smell gas, this is the page for right-now help:

The everyday jobs that keep a house working, from weeping taps to full bathroom renos:

Blocked drains, sewer and stormwater lines, and camera inspections that show what is actually down there:

Repairs that bring a system back and full replacements once a tank is well past its use-by date:
$0 call-out fees, available 24/7, and same-day where we can.

The Gap ran sheep, cut timber and raised poultry on soldier-settler blocks until the late 1950s. Family homes then filled the valley through the 1960s and 1970s, once the tram reached Ashgrove and the schools came with it.
Census figures put the suburb at 5,914 dwellings, with 92 per cent of them detached houses and 54.2 per cent holding four or more bedrooms.
Houses went up faster than the city could lay sewer mains in the late 1950s and 1960s, so plenty of early homes began on septic. Those tanks and trenches were decommissioned once sewer arrived, but they still sit under lawns and surface during landscaping or pool digs.
Where the original 1960s and 1970s drains are glazed clay, roots and grit washed off the slopes work into every joint. Streets climb valley walls of granite and phyllite, so storm water off roofs and driveways builds pace downhill and undercuts bedding and retaining walls.

is for the job that will not keep until tomorrow: burst pipes, loos spilling over, hot water that died overnight, and gas leaks. Start here when things are going wrong fast.
covers the everyday jobs: taps, toilets, bathrooms and kitchens, plus hidden leaks and gas fitting for appliances. Most booked visits begin on this page.
takes blocked drains, sewer blockages, stormwater problems and CCTV inspections. Eucalypts along the creek lines and reserves push roots into house drains all year here, so this work never stops.
covers both a repair that revives a struggling unit and a complete swap-out when the old tank has nothing left to give. Solar hot water sits on a good share of roofs in the postcode, so there is always a system ageing somewhere.

The first cold nights each winter expose worn tanks across the suburb's 1960s and 1970s homes, and when a solar unit loses its boost element a family is left washing in cold water until it is fixed. The suburb averages 1,047 mm of rain a year, nearly all of it in hot, stormy summers.
On 16 November 2008 a microburst flattened trees through the valley and tore roofs off houses, and a fierce cell today still menaces roof plumbing, gutters and gullies on steep driveways. Valley-floor lots cop the worst when stormwater pits surcharge.
Council mapping shows only a scatter of valley-floor streets inside the February 2022 creek flood extent: Glenella Street, Quirk Street, Jevons Street, School Road and Romea Street all took water, and Settlement Road and Bromwich Street carry creek flood risk too. Neither the 1974 nor the 2011 river flood reached this suburb, so creek water is the flood that matters here.

No two plumbing jobs price the same, and we will not pretend otherwise. What you get is the full figure in writing before a single tool comes out.
A few things move a price up or down:
Stony soil and granite grit close under the surface slow any trench, so stormwater retrofits on sloping blocks can mean cracking rock and steering lines around boulders.
A septic tank buried under a new deck, or a clay drain that has slipped out of line, adds work nobody could spot from the street.
A tap washer is a different job from a solar collector that has been weeping for seasons.
The quote covers the work we agree on, and you approve it before we start.

The valley does not end at the suburb sign, and neither does our run. We work the hill streets and creek-side blocks of the nearby suburbs, on top of everything we do along Waterworks Road and Payne Road.
If your street sits on the boundary, call anyway. We will tell you straight whether we can get to you.

Whatever the job, one team handles it from the first call to the last tap turn.
There are no call-out fees for The Gap jobs, and no added charge for nights, weekends or public holidays.

Every repair sits under our Fix-It-or-It's-Free guarantee (T&Cs apply). If we're late, $100 comes off your bill.
Each job is done by a licensed plumber under QBCC No: 15024607, and a lifetime labour warranty covers the labour.
Licensed and insured, locally owned and operated, with flat-rate pricing.
